As of the 21st May 2010 if you are selling or renting a property you are required by law to order an Energy Performance Certificate (EPC) before you can market the property, and to have it in place within 28 days. An EPC is a report on the energy efficiency of your home. The report contains a rating of the current and potential energy rating of your property.The efficiency rating is determined by criteria which the Domestic Energy Assessor (DEA) is trained to analyse during a visit to your property. This is appointment usually takes between 45 min - 1hour. Some of the things we look at are: ·       The approximate year of construction ·       Size of property ·       Construction materials ·       Heating system - Boiler, thermostats, controls etc ·       Insulation The assessor will then use the data collected to calculate the rating and produce the report. The report will also contain suggestions for how to improve the property's energy performance by making it more energy efficient, which will lead to reduced carbon emissions, lower energy bills and make the house more attractive to prospective buyers or tenants.
